Before you fall in love with a listing, read this

Browsing homes online is the easy part. Knowing which listings are worth pursuing takes local knowledge that no search filter can give you.

Days on market matters more than price

A home that has been sitting 60 days in this market is telling you something. Either the price is off, there is a condition issue, or both. Do not assume it is a deal. Ask why it is still there.

Zillow estimates miss local nuance

Automated valuations cannot account for neighborhood conditions, recent local sale patterns, or property-level factors. A home priced at the Zillow estimate might be overpriced. Or it might be a steal. Local context determines which.

Photos do not show what an inspection will

Good staging and bright photos hide deferred maintenance, drainage issues, and structural concerns. Get eyes on the property before you get emotionally attached, then get a thorough inspection.

Location within a city matters as much as the city

Two homes in "Grand Rapids" can be in very different market positions. Neighborhood, school district boundary, walkability, and proximity to employers all affect value in ways zip codes do not capture.

New construction is not always the better deal

Builder contracts favor builders. Price-per-square-foot, upgrade costs, lot premiums, and warranty terms all need to be read carefully. I spent 25 years building homes and can walk you through what the numbers actually mean.
