It depends on your loan type. Conventional loans can start as low as 3 percent down. FHA requires 3.5 percent. VA and USDA loans can be zero down for qualified buyers. But the down payment is only part of what you need: closing costs typically run 2 to 3 percent of the purchase price on top of that, and you want some cash left over afterward.
